Newport Coast Homes for Sale: Inside the Guard-Gated Communities
Newport Coast is newer, higher and more managed than the rest of Newport Beach. That is the whole appeal, and it is also the trade-off. Here is what buyers should understand before they tour.
What Newport Coast actually is
Newport Coast is the hillside above Pacific Coast Highway at the southern end of Newport Beach, most of it built from the late 1980s through the 2000s as a set of planned, largely guard-gated communities. It has its own 92657 ZIP code and its own character: newer houses, wide streets, master HOAs, and views that get more expensive as you climb.
If you are coming from the Village side of Newport — Corona del Mar, Balboa Island, the Peninsula — this is the opposite trade. You give up walking to coffee and you get a two-car-plus garage, level floors, modern systems, and a gate.
The communities buyers ask about
Pelican Crest sits high inside the Pelican Hill area: large custom and semi-custom estates on some of the biggest lots up here, behind a second gate inside a gated area. This is the top of the market in Newport Coast and it trades thinly.
Crystal Cove is the ocean side of Coast Highway — the only part of Newport Coast where you are below the highway rather than above it, with its own private beach access, clubhouse and a short walk to the Crystal Cove Promenade. It carries the highest price per foot in the area and the strongest ocean-view premium.
Newport Ridge (North and South) is the more attainable end: tract-built detached homes and townhomes, family-heavy, with community pools and parks. If a buyer wants the schools and the 92657 address without the estate budget, this is usually where we start.
Ziani is a gated Mediterranean-style attached-home community — smaller footprints, elevator-friendly floor plans in some units, and a resort feel. It attracts downsizers and second-home buyers who want the whole thing handled.
Between those poles sit Pacific Ridge, Coastal Canyon, Tesoro Crest, Sausalito and others. They are not interchangeable, and a buyer who says “anything in Newport Coast” usually means one or two of them once we have driven through.
Hill view or coast view — decide this before you tour
This is the question that decides your budget up here. A true white-water ocean and Catalina view from a front-row lot is the most expensive thing in Newport Coast. One street back, you get an ocean view over rooflines. Two or three streets back, you get canyon, city lights and sunset — genuinely beautiful, often more private, and materially less money.
Two pieces of advice I give every buyer here. First, see the view at dusk as well as midday; the marine layer in May and June can erase an ocean view for weeks and the city-lights view is at its best after dark. Second, ask what protects the view. A view over a preserved canyon or an HOA-restricted slope is durable. A view over a neighbour's roof depends on that neighbour's height limit and their landscaping, and CC&Rs on view preservation vary community to community — read the actual documents, not the sales brochure.
HOA-heavy living, honestly
Newport Coast is HOA country, and most homes carry more than one: a master association for the broader community plus a sub-association for your own tract, sometimes with a Mello-Roos style special assessment on top depending on the parcel. That structure buys you gates, guards, private parks, pools, and streets that look maintained because they are.
It also buys you rules — on exterior paint, roof material, landscaping, and RV and boat storage — and dues that are a real monthly line item. I will not publish a dues figure here, because the number depends on the exact tract and the year, and a wrong figure in a buyer's budget is worse than no figure. What I do for clients is pull the current association documents and the actual dues, assessments and reserve study for the specific address during the contingency period, and read them before you remove contingencies. That reserve study is the most underread document in Orange County real estate.
Prices
On realtor.com's Newport Coast neighborhood market page (data through August 2026, loaded 12 September 2026), the median listing price was $7.6M, homes sat a median of 75 days on market, and the median listing price was up 4.10% year over year. Median asking rent was about $5.9K per month.
Take that median as a description of what is currently listed, not what everything here is worth. Newport Coast spans a very wide band: attached homes and Newport Ridge tract houses at one end, Crystal Cove and Pelican Crest estates at the other, and a handful of very large listings pull the median around from month to month. Ask me for the comparable sales in the specific community instead — that is the number that matters when you write an offer.
Schools
Newport Coast Elementary holds a GreatSchools rating of 10/10, and Corona del Mar High School, where many Newport Coast students continue, holds a GreatSchools rating of 8/10 (greatschools.org, both profiles loaded 12 September 2026). Newport Coast is served by Newport-Mesa Unified; boundaries are the district's to set and can change, so confirm the assignment for a specific address with the district before it becomes the reason you buy.
Commute, Pelican Hill, and daily life
Newport Coast Drive runs from Coast Highway up to the 73 toll road, which is the practical reason people live here and work in Irvine: it is a short, uncomplicated drive to the Irvine Spectrum and the airport, without fighting through the Peninsula. Downhill, you are at Crystal Cove State Park and the beach in minutes.
Everyday shopping is the Crystal Cove Shopping Center and the Newport Coast center — grocery, coffee, a handful of restaurants. It is a car trip, not a walk, from most of the hill. The Resort at Pelican Hill sits in the middle of it with its golf courses and coastal views; for residents its practical value is the golf, the restaurants and the fact that it keeps a large amount of open, manicured land between the communities. Golf club membership is its own arrangement and is not conveyed with a house — ask before you assume.
The honest trade-off: this is a quiet, well-run, car-dependent place. If your picture of Newport Beach involves walking to the sand with a towel, look at Corona del Mar or the Peninsula first. If it involves a newer house, a gate, a garage that fits your cars and a view you can see from the kitchen, Newport Coast is hard to beat.
