Corona del Mar Homes for Sale: A Local Agent’s Guide
Corona del Mar is four neighborhoods wearing one name, and the difference between them decides what you get for your money. Here is how I explain it to buyers before we start looking.
The four Corona del Mar people actually mean
When a buyer says “Corona del Mar,” they usually mean one of four very different places, and the difference is worth millions.
The Village is the grid between Pacific Coast Highway and the ocean bluff — the flower streets. Narrow lots, sidewalks, dogs, people walking to coffee. It is the only part of CdM where you can genuinely live without getting in the car.
Shore Cliffs sits on the bluff south of the Village, above Little Corona. Bigger lots, curving streets, no through traffic, and the ocean straight out in front of the front row. It is quiet in a way the Village is not.
Irvine Terrace is on the bay side of Coast Highway, backing toward the harbor and Balboa Island. Single-level mid-century houses on wide lots, most of them expanded or rebuilt. Buyers who want a yard and a garage that fits two real cars end up here.
Cameo Shores and Cameo Highlands sit at the far south end, a small private enclave with association beach access. Cameo Shores in particular is where the biggest single-family ocean-view lots in CdM are, and inventory there is thin enough that a year can pass with only a handful of sales.
The flower streets and the 30-foot lot
The Village grid runs alphabetically by flower — Acacia, Begonia, Carnation, Dahlia, Fernleaf, Goldenrod, Heliotrope, Iris, Jasmine, Larkspur, Marguerite, Narcissus, Orchid, Poinsettia. If you learn nothing else about CdM, learn that: an address on Begonia is two blocks from Big Corona, and one on Poinsettia is a long walk uphill with a surfboard.
The thing nobody explains to out-of-town buyers is the lot. Most Village lots are about 30 feet wide by 118 feet deep, and a large share of them are zoned for two units. That is why so much of CdM is duplexes — a front unit and a back unit, often sold together as one property, sometimes as separate condominium units. A “4 bed, 4 bath” listing in the Village can be two separate 2-bedroom homes stacked front and back with a shared wall and a shared driveway.
Read every listing with that in mind. Ask three questions before you write an offer: is it one unit or two, is the back unit leased, and is the property a single fee parcel or a condominium with a second owner sharing decisions about the roof. I have watched buyers fall in love with the front unit and then discover the back one comes with a tenant and a lease that runs another eleven months.
Full single-family houses on a 30-foot lot exist and they trade at a premium, because building one means giving up the second unit's income and value. A whole-lot single family in the Village is a lifestyle choice, priced as one.
Walking to Big Corona and Little Corona
Corona del Mar has two beaches and they are not the same experience. Big Corona — Corona del Mar State Beach — sits at the bottom of Ocean Boulevard beside the harbor jetty: wide sand, fire rings, volleyball, a paid lot that fills by 9 a.m. on a July Saturday. Little Corona, at the end of Poppy, is reached by a walking path down the bluff. Tide pools, no parking lot, no fire rings, and a protected marine area, which is why it stays calmer.
For most of the Village, both are a walk of five to fifteen minutes. That walkability is a real part of what you are buying. If it matters to you, walk it — the return trip from Little Corona is uphill and it changes people's minds about Poppy versus Begonia.
What it costs, and where the premiums sit
As of realtor.com's Corona del Mar market page (data through August 2026, loaded 12 September 2026), the median listing price in Corona del Mar was $5.4M, with homes sitting a median of 71 days on market and a median asking rent of about $10K per month.
That median hides an enormous spread, and the spread is mostly about three things:
- View. A white-water ocean view from the front row on Ocean Boulevard or in Shore Cliffs is a different asset class from a peek of blue between two roofs. Stand in the actual room, at the actual time of day, and be honest about what you can see.
- Which side of Coast Highway. The ocean side of PCH carries a premium over the inland side of the Village, block for block.
- Whole lot versus half. A single-family house on a full lot prices above an equivalent duplex unit, even where the square footage is similar.
People ask me for per-pocket medians for Shore Cliffs or Cameo Shores. Sale counts there are too small for a monthly median to mean anything, so I would rather walk you through the actual comparable sales than hand you a statistic built on four transactions.
Schools
Corona del Mar is in Newport-Mesa Unified. Harbor View Elementary on Goldenrod holds a GreatSchools rating of 10/10 and Corona del Mar High School on Eastbluff holds a GreatSchools rating of 8/10 (greatschools.org, both profiles loaded 12 September 2026).
One caution I give every family: attendance boundaries are set by the district, not by the neighborhood name on a listing, and they can change. Before school is the reason you buy a particular house, confirm the assignment with Newport-Mesa Unified directly for that address.
Parking — the thing that decides how much you enjoy it
This is the honest weak point of the Village. Many older duplexes were built with a single-car garage per unit and an alley approach that is tight for a modern SUV. Street parking is metered along Coast Highway and competitive on the numbered streets in summer, and the city's residential permit rules are worth reading before you assume a second car is fine.
Before you write an offer in the Village, physically park your own car in the garage. Bring the car you actually drive. It is a two-minute test that has changed more decisions in this neighborhood than any inspection report.
Who buys here
Three groups, mostly: families who will trade yard size for a walkable beach town, downsizers who want single level and closer to the water, and second-home buyers looking for lock-and-leave. What they have in common is underestimating how much the specific block matters. In Corona del Mar, two houses four streets apart can be different products at the same price.
